Yes, well its a 2 bedroomed apartment in the Duqesa del mar complex. We havent rented it out before but as we arent using it very often thought about renting out.
My FIL is going out there next month so he can speak to any companys then but just thought i would put the feelers out to see if there is a company they can recomend. Also would definatly want to be able to get bookings ourselves too so wouldnt want to be tied to them completely.

Out of all the people that have looked at this post nobody has a place in the golf del sur?

Apple,

As far as I can see, there aren't many owners in this forum who have properties in the canaries. There should be, as there seem to be quite a lot of such properties listed on the listing sites. Private lettings of apartments in the canaries to holidaymakers has always been done "on the quiet" because the rules of the complexes generally don't permit private short lets. Since 2001, the tourism law ( ley 7 / 2005) has been in force and private letting to tourists is banned by law (crazy law - I've ranted about it in the past several times).

This means that you are unlikely to find any management companies touting for your business, as companies providing services to unlicensed tourist accommodation face extremely heavy fines. I think that your best bet is to find a retired expat British couple living in the same complex and ask them if they could do the keyholding and cleaning for you.

Don't be deterred by all this. Since 2001, no owner has been prosecuted. After all, if they did start to enforce that part of the law, it would cause possibly a 20 to 40% drop in tourist numbers and that is something that the regional government don't want. However, service companies and agents have been prosecuted, so the law is really affecting services and not the accommodation.

Your lawyer can probably advise you of the loopholes that you can use to stay on the safe side. If not, I'm happy to pass on what I know.

Thanks for that info Ben, its not really the advertising/rental side thats the problem just more the changeovers etc.
I think our best bet then is to do as you sugest and get someone in the complex that would like to do it.

Hi Apple
If you want control over who stays in your apartment then I would certainly suggest you take your own bookings via adverts through a reputable company such as www.holiday-rentals.co.uk, holiday lettings etc.
By word of mouth you should easily find someone reliable to do your changeovers, cleaning etc, who lives locally.
I personally would only consider an agent if I was doing long term rentals as opposed to holiday lets.
Repeat bookings form a large part of our business and that doesnt happen as easily through an agent.
